How does buying with a co-buyer affect stamp duty?
HMRC looks at the buyer with the highest liability. If either of you already owns a property anywhere in the world and you are keeping it, the purchase usually counts as an additional property and the higher rates apply.
Do fixtures and fittings count towards the purchase price?
Movable items such as carpets or standalone furniture can typically be deducted from the SDLT calculation, but they must be itemised at a fair market value. Built-in items (kitchens, wardrobes) remain part of the taxable consideration.
Can I reclaim the additional property premium?
If you sell your previous main home within 36 months of completing on the new one, you can usually apply for a refund of the additional property element. HMRC requires a claim form and evidence of both sale and purchase.
